How do you make sure your BMS and EMS systems integrate cleanly?
Clean integration is a procurement and governance problem before it is a technical one. Most BMS-EMS integrations stumble because each system was specified, tendered, and delivered by a different contractor under a different scope of works, with no single party accountable for the seam between them.
The integration pattern that works
Three conditions, in order of importance:
- One accountable integrator. A Master Systems Integrator (MSI) owns the seam from RIBA Stage 2 onward and signs off the converged operation at handover.
- A shared data model agreed up front. The integrator's deliverable — defines how energy data flows from EPMS to EMS to BMS, what points are mastered where, and what happens when a feed drops.
- An open protocol layer. BACnet/IP for most BMS estates; Modbus TCP for power monitoring; OPC UA at the OT boundary. Lock the choices at design stage, not at install.
Where SCI fits
